Preventative HVAC Maintenance Before Hurricane Season
By James Evans · Best Bay Services
Get your AC serviced before June 1st — the start of Florida's hurricane season. A pre-storm tune-up ensures your system is running at peak performance and increases the odds of a clean restart after a storm. After a hurricane, every HVAC technician in the Tampa Bay area is booked solid. Getting maintenance done early keeps you ahead of the rush.
Why Does Hurricane Season Put Your AC at Risk?
Hurricanes and tropical storms threaten your AC system in several ways:
- Power surges: When power is restored after an outage, the initial surge can damage capacitors, contactors, and control boards. This is the most common cause of post-storm AC failures.
- Debris damage: Wind-blown branches, fencing, and other debris can strike and damage the outdoor condenser unit.
- Flooding: If the outdoor unit sits in standing water, electrical components can be damaged and contaminants can enter the system.
- Extended shutoff: Systems that sit idle for days during extended outages can develop issues when restarted, especially if moisture builds up in components.
What Should a Pre-Hurricane AC Tune-Up Include?
A pre-hurricane AC maintenance visit should cover everything on a standard tune-up checklist, plus a few storm-specific items:
- Standard tune-up tasks: Filter replacement, coil cleaning, drain line flush, thermostat calibration, electrical inspection, performance test.
- Capacitor and contactor check: These components are most vulnerable to power surges. Replacing a weak capacitor ($15-$30) before a storm prevents a post-storm failure.
- Drain line deep clean: After a storm, you may not have AC service available for days. A thoroughly cleaned drain line is less likely to clog during extended high-humidity conditions.
- Surge protection discussion: If you do not have a surge protector on your AC circuit, your maintenance provider should recommend one. A $150 surge protector can prevent $500+ in post-storm damage.
What Should You Do Before a Storm Hits?
When a hurricane or tropical storm is approaching, take these steps to protect your AC:
- Turn off the AC at the thermostat AND the breaker. This is the single most important step. It protects the system from power surges when electricity is restored.
- Secure or remove loose items near the outdoor unit. Patio furniture, potted plants, and loose debris become projectiles in hurricane-force winds.
- Do NOT cover the outdoor unit. Covers trap moisture and can blow off in high winds, causing damage. The unit is designed to withstand rain.
- Set the thermostat to a moderate temperature (78-80°F). When you turn the system back on after the storm, it will not have to work as hard to reach a comfortable temperature.
What Should You Do After a Storm?
After the storm passes and power is restored, follow this sequence:
- Inspect the outdoor unit visually. Look for physical damage, debris, and standing water around the unit. Remove any branches, leaves, or other material from around and on top of the unit.
- Check for standing water. If the unit was submerged or sitting in several inches of water, do not turn it on. Call for a professional inspection first.
- Turn on the breaker first. Wait at least 5 minutes before turning on the thermostat. This gives the system time to equalize.
- Turn on the thermostat. Set it to your normal temperature and listen for normal startup sounds.
- Check performance after 15 minutes. Hold your hand to a vent. If cool air is flowing and the system sounds normal, you are likely fine. If the air is warm, there are unusual sounds, or the system does not start, turn it off and call for service.
Why Pre-Storm Maintenance Matters So Much
After a major storm, AC service wait times in the Tampa Bay area can stretch to 3-7 days or longer. In Florida summer heat, going without AC for that long is not just uncomfortable — it is potentially dangerous for elderly residents, young children, and pets.
A system that was properly maintained before the storm is significantly more likely to restart cleanly. You are not just paying for a tune-up — you are paying for the peace of mind that your cooling will work when you need it most.
